Rebuild Cost Calculator Ireland

Understanding the cost of a rebuild is crucial to maintaining the correct home insurance cover. It also protects a policyholder against underinsurance, a growing threat amid an economy experiencing a cost-of-living crisis and price increases.

If your home is under-insured, you will be faced with making up the shortfall if your home is damaged and requires a rebuild. Use our calculator to understand your home’s value and how much it would cost to rebuild.

How To Calculate Rebuild Cost In Ireland

To calculate the cost of a rebuild, you will need some basic data about your home, including its size, any extensions, the house type and its location.

  • 1
Measure the internal size of your home on one floor. This involves measuring from wall to wall, ignoring the skirting board or any other finishes. You will need the internal floor area of each room to calculate the total floor area.
  • 2
If each floor is the same size, you can double or triple the output to reach the full sq m of your home. If your floors are different sizes, perhaps because you have a kitchen extension on the ground floor, measure this separately.
  • 3
Using the calculator, select the house type, such as terraced or bungalow.
  • 4
    Select your location.
  • 5
Add the value of internal permanent fixtures such as fitted kitchens, fitted wardrobes and bathrooms.
  • 6
Add any outbuildings such as garden rooms, home offices or garages.

What Factors Affect Rebuild Cost?

The size of your property has a direct correlation to the rebuild cost. The calculator has been designed to cover modern estate-style houses with up to three floors. If you own a bespoke home with a basement or more than three floors, a different calculation will be required.

The cost of a rebuild is higher in urban areas like Dublin or Cork than in other areas, though this gap is narrowing as demand for skilled workers increases.

The build type and materials should meet the legal minimum standards and safety requirements for house building. Where a higher-grade material is preferred, the price will naturally increase.

In the current economy, the cost of labour is an ever-increasing factor, heavily dependent on supply and demand. It is also location dependent and shaped by external factors such as competing builds or shortages of skilled tradespeople.

The provision of kitchen extensions, garden rooms or bespoke outbuildings such as garages or home offices will increase the cost of a rebuild. You need to take into account the size of every part of your home when estimating rebuild costs, even if they are not directly connected to the main building, in the case of a garden room, for example.

Rebuild Cost vs Market Value

The market value of your home is not the same as the cost of a rebuild. A rebuild presumes that the home will need to be demolished and rebuilt from scratch. This cost is specific to the act of rebuilding and does not include the cost of the land on which it sits.

Market value is the price put on your home and the land it sits on. Its location, finish and access to amenities all drive the market value higher. The rebuild value does not have to factor this in.

Rebuild Cost FAQ

Yes, a professional valuation will give you peace of mind that the calculations you have undertaken are accurate and reliable. The person carrying out the valuation must work to industry standards and have professional experience of real rebuild pricing. They will be able to identify rebuild costs you may miss and that an online calculator cannot account for.

Some insurance providers will insist that you undertake a professional valuation to ascertain the type of cover you need to protect your home. You can find a professional to value your home on the SCSI website.

It is advisable to review rebuild costs annually to ensure the price set keeps pace with inflation and the rising costs of labour and materials. This will allow you to put an accurate insurance level against the cost of the rebuild and protect the policyholder from being under-insured.

An online rebuild calculator is an estimate of costs relative to current pricing and labour and material costs. It is designed to give you a broad sense of the cost of a rebuild for specific house types in specific locations to help you plan your insurance levels. It is not designed to be an exact cost estimator. For this, you will need to consult a professional valuer.

A surveyor is essential if your house is not a standard property, such as an estate-type home. This includes self-builds, period properties and homes with basements or more than three stories. You can find a surveyor on the SCSI website
