Airbnb provides AirCover for Hosts on every booking at no extra cost. This includes liability cover for guest injury and third-party property damage, as well as damage caused by guests to your home or belongings.

How you list your property changes the risk an insurer takes on, and the cover you need to close the gap AirCover leaves. Guest numbers, how often the property turns over, and whether you stay on-site during a booking all feed into the terms you are offered.

Letting an entire property removes the oversight an on-site host provides, so buildings and contents cover, along with liability, matters most here. A dedicated Airbnb insurance policy or a bespoke non-standard policy suits a whole-property let better than a standard home policy adapted after the fact.

Hosting a guest in a private room while you stay on-site is lower risk than letting the whole property, and some insurers will note this on an existing policy rather than requiring a new one. Contents cover for the room and liability cover for the guest’s stay are still worth confirming with your provider.

A shared room, where guests stay alongside other guests or the host in the same space, carries its own liability considerations given the number of people present at once. Confirm with your insurer whether cover extends to guest-to-guest incidents, not just guest-to-host ones.

Unique stays such as glamping pods, treehouses or converted vehicles often fall outside standard buildings cover entirely, since the structure itself isn’t a conventional home. These need a policy written for non-standard structures, confirmed directly with a provider before listing.

Superhost status usually means a higher volume of bookings and more guest turnover, which raises the overall risk an insurer is pricing for. Confirm liability limits and loss-of-income cover scale with the number of bookings you’re running, not just with the property itself.
